All properties are offered without regard to race, color, religion, national origin, sex, handicap, or familial status.

Applicant must have a favorable credit history

Applicants with less than favorable credit may qualify by obtaining a co-signer with favorable credit, and/or by paying rent in advance. If a co-signer is necessary, the co-signer must also complete and sign an application. The acceptance of a co-signer is not normal policy and is subject to individual appoval or denial by the owner.

Applicant must have good housekeeping, payment, and maintenance references from all previous landlords.

Applicant's gross monthly income must be at least three times the amount of the monthly rent, and must be verifiable.

Reliable and legal documentation and telephone numbers are required to verify all income.

All utility and garbage accounts, where applicable, must be transferred into the resident's name as of the date of possession.

Security deposit and first month's rent are to be paid in cashier's check or money order before keys are provided.

Proof of renter's insurance must be provided by the date of possession.

Our properties are non-smoking.

For those properties in which animals are considered, the following policy applies:

Only common, domesticated, non-dangerous, and disciplined animals are permitted. A separate Animal Application/Registration Form must be completed and approved for each animal under consideration. An additional monthly charge per animal may apply.

If you feel you are qualified for a property after reading the rental/lease policies, please contact us to view the property and obtain an application, following these guidelines:

Your application will not be processed without all proper documentation attached.

Fill out the application completely and legibly. Each person 18 years of age or older must submit an application. One person per application, please.

Applicant must be able to furnish acceptable proof of the required income.

If employed, you will need to submit a copy of your last year's W-2 and two of your most recent pay stubs.

If self-employed, you will need to submit a copy of your last two years of income tax returns and documentation of the current year (i.e. P & L, receipts, etc.).

A valid photo ID, for example, driver's license, military ID, and so on, must be submitted for each applicant.

Once we begin processing your application, you will receive e-mail instructions directly from TransUnion SmartMove requesting payment ($45) for the background/credit/eviction check. This check must be approved and paid for each applicant within 24 hours of e-mail notification, or we may proceed to the next applicant.
