All properties are offered without regard to race, color, religion, national origin, sex, handicap, or familial status.

Applicant must have a favorable credit history

• Applicants with less than favorable credit may qualify by obtaining a co-signer with favorable credit, and/or by paying rent in advance. If a co-signer is necessary, the co-signer must also complete and sign an application. The acceptance of a co-signer is not normal policy and is subject to individual appoval or denial by the owner.

Applicant must have good housekeeping, payment, and maintenance references from all previous landlords.

Applicant's gross monthly income must be at least three times the amount of the monthly rent, and must be verifiable.

Reliable and legal documentation and telephone numbers are required to verify all income.

All utility and garbage accounts, where applicable, must be transferred into the resident's name as of the date of possession.

Security deposit and first month's rent are to be paid in cashier's check or money order before keys are provided.

Proof of renter's insurance must be provided by the date of possession.

Our properties are non-smoking.

For those properties in which animals are considered, the following policy applies:

• Only common, domesticated, non-dangerous, and disciplined animals are permitted. A separate Animal Application/Registration Form must be completed and approved for each animal under consideration. An additional monthly charge per animal may apply.
